• Make sure you know how much you can spend. Will you be getting a mortgage or do you have the cash? How much can you put down? Will you need to do any work on the house and if yes, how much will that costs? Include, insurance, real estate taxes and any homeowners or condo fees in your estimates.
• We recommend at least 10% down, but 20% will help you avoid paying for Private Mortgage Insurance (PMI). Play around with Bankrate's amortization schedule to get an idea of what you will be paying monthly for a mortgage.
• Mortgage Preapproval or Proof of Funds if you are paying with cash. Presenting either or these along with your offer signals the Seller that you are serious. A Buyer with either of these documents will be considered before a Buyer without.
