The Longboat Key Chamber of Commerce released its 2026 Small Business of the Year nominees this month, and one name on the list will be familiar to anyone who has driven past the 3100 block of Gulf of Mexico Drive lately. ClearView Windows and Doors is up for the award eight months after opening a showroom in Brista Commons, a plaza a short drive up Gulf of Mexico Drive from Bay Isles, where Fairway Bay sits. That nomination is worth pausing on, because it confirms something about what this plaza actually is. It was never built to give islanders another place to shop. It was built to keep renovation dollars on the island instead of watching them drive across the Ringling Bridge to Sarasota.
If you live in Fairway Bay, that distinction matters more than it sounds like it should.
A rare thing on this island
Longboat Key does not get new commercial plazas often. Before Brista Commons broke ground, the island's short list of retail centers ran to Whitney Plaza, The Centre Shops of Longboat Key, and the Shoppes of Bay Isles. That was it. Developer Mark Ursini, who also runs Brista Homes, a custom construction company, filed permits for the new plaza in August 2024 on a vacant lot at the intersection of Gulf of Mexico Drive and Buttonwood Drive. The site had sat empty for years, zoned office institutional, while roughly 80 percent of Brista's construction and remodeling work was already happening on Longboat Key, much of it condo work along Gulf of Mexico Drive and new builds in Country Club Shores.
That last detail is the key to the whole project. Ursini was not guessing at demand. He was watching it happen through his own construction business for years before he ever poured a foundation for the plaza itself.
What actually opened, and when
Longboat Key Provisions, a picnic and charcuterie shop with high-quality snacks and the kind of self-aware humor that shows up in its joke napkins, opened elsewhere on the island in December 2025. Its owner said this spring he planned to keep the shop's regular nine-to-seven hours straight through the summer rather than scale back for the slow season. Then, on January 20, 2026, Brista Commons itself held ribbon cuttings for four tenants at once.

Cucine Ricci, a Sarasota cabinetry company with more than 20 years in high-end kitchen work, also runs a satellite showroom inside the Couch space.
Two days before that official ribbon cutting, with most tenants already trading, Ursini told a local reporter the early response had exceeded his expectations. "I've been very pleased with the positive comments. We've been well received," he said. "All the businesses seem to be thriving. Especially after the new year, all the tenants have seen more people coming in." The Goodwill bookstore, of all things, turned out to be the biggest foot traffic draw in those first weeks, something every other tenant in the plaza mentioned when asked about it.
Why this plaza, why now
Peter Beale, who runs Your Flooring Warehouse, put the logic plainly at the grand opening: "One thing the Longboat Key customer doesn't want to do is leave the island. Now, we can cater to them." Gina Ursini, the real estate half of Brista Homes & Realty, said something similar about the plaza's whole premise. "Before, you had to go off the island for everything," she said. "It's nice to have everything right here."
That framing lines up with what Longboat Key has been living through since the fall of 2024. The island spent most of 2025 rebuilding after that season's hurricanes, and by early 2026 the pace of home projects had not really slowed, it had just shifted from storm repair to ordinary renovation. ClearView's pitch leans directly into that reality. Its showroom stocks impact-resistant windows and doors sourced from PGT Industries in Venice, and the company's own team has said the appeal splits between peace of mind, storm protection, and plain energy savings. For anyone who rode out the 2024 season on the island, that argument lands with more weight than it would have five years ago.
Beale also drew a distinction worth noting for Fairway Bay specifically. Some of his customers, he said, are treating a renovation as prep for a second or third home and want something practical that holds up to sand and grandchildren. Others are renovating what they consider their final home and, in his words, want to "swing for the fences." Fairway Bay's own 286 units, built between 1982 and 1988, sit squarely in that second category. Recent listings inside the community describe fully remodeled kitchens, redesigned open floor plans, and turnkey furnished residences, the kind of work that used to mean multiple trips off-island just to compare flooring samples or window quotes.
The plaza is still filling in
Brista Commons is not finished settling. The Longboat Key Chamber of Commerce's April 2026 Meet Greet Eat networking event, its 20th annual gathering, featured Couch LBK and the rest of the Brista Commons tenants as newcomers still introducing themselves to the island. Couch co-founders Noel Ladd and Ken Rushing said the response since opening had been strong, and reported that blues paired with cream and beige accents have been the most requested palette among their Longboat Key clients so far, a small but telling detail about what islanders are choosing when they redecorate with a water view in mind.
The Chamber's Small Business of the Year nominations announced this month round out the picture. Alongside ClearView, the list includes Herb Methodology, a locally made line of health and wellness products now carried at several mainland retailers, and The Sarasota Style, a lifestyle boutique on St. Armands Circle. All three launched or expanded in January 2026, and all three have leaned on the same strategy since: showing up at chamber events, sponsoring local causes, and building the kind of relationships that get a business remembered on an island where word travels fast between neighbors.
What this means if you already live here
None of this changes anything about buying or selling on Longboat Key. What it changes is a smaller, more useful thing: where you go if your kitchen needs new cabinets, your lanai needs impact windows before the next storm season, or you just want to see what a designer thinks about that blue-and-cream combination everyone on the island seems to be choosing. A year ago, all of that meant a drive to Sarasota. Now it means a short trip up Gulf of Mexico Drive from Bay Isles.
That is a small thing, but on a barrier island where nobody wants to leave for errands they can avoid, small things like this tend to matter more than they look like they should.
