The reflex is to explain the gap with views, gates, and finishes. That's the surface answer. The real one is regulatory, and it changed the math for the entire island on January 1 of this year.
The number that explains the premium
Florida's SB 4-D and HB 913 set January 1, 2026 as the hard deadline for full Structural Integrity Reserve Study funding and milestone inspections on condo buildings three stories or higher. Grand Bay ownership includes deeded access to the Bay Isles Beach Club, a private Gulf-side beach parcel owned by the Bay Isles homeowners association. Access is through a pedestrian tunnel under Gulf of Mexico Drive. There is no separate membership fee for the beach club because it is an ownership right, embedded in the association structure.
The Longboat Key Club is a different entity. It is a private club offering the Islandside 18-hole and Harbourside 27-hole golf courses, a tennis center with 22 Har-Tru courts, a full-service spa, a 29-slip marina, and multiple restaurants.
