Neighborhood Guide: Longboat Key, Sarasota, Florida

Longboat Key, a quaint, luxury island just to the west of Sarasota and Bradenton, is the quintessential resort-like community where enjoying the open water daily from your private dock is easy to do. The white-sand beaches of this small community of about 7,500 people make resort-style living a reality for those who call it home. Less touristy than many nearby areas and far more private and secluded, Longboat Key, Florida, is an exceptional place to call home.

The investment in Longboat Key real estate and homes for sale could open the door for enjoying beautiful year-round weather with a fabulous view every day.

Overview of Longboat Key

A look back at Longboat Key’s history shows an area once inhabited by Native Americans and discovered by Juan de Anasco. Pirates and hostile relationships aside, the area has long held a rich history and fishing town lifestyle. The area, which was devastated by a hurricane in 1848, has maintained its mostly Cuban and Spanish culture and charm. Over the years, the agricultural value of the area shrunk as the area was hit by hurricanes, but that opened the door for John Ringling, who, in 1923, purchased properly and began the process of turning the area into the resort-like location it is today including building an 18-hole golf course.

For those considering buying Longboat homes for sale and making this your home, there’s plenty to enjoy, from the beaches to the fantastic dining, direct access to the open water, and ample parks. Accessibly by two bridges and the Ringling Causeway, it’s not far from the heart of downtown Sarasota, yet when enjoying the fabulous Longboat kay beaches and amenities, it can feel like you are in a much different community.

As a Longboat Key Realtor I want to allow you to experience Longboat Key and the historic neighborhoods here as a local does, not a tourist.

Seafood restaurant: $$$

A bit more pricey and more elegant than others, Lazy Lobster of Longboat Key is one of the best locations for fresh seafood and patio dining. It’s very family-friendly with a kids’ menu. The key here is getting a reservation. I highly recommend booking your visit online before attending. Then, get the lobster. It’s the best in the area.

Recreation and Fun in Longboat Key - Marie Selby Gardens

Recreation and Fun in Longboat Key

Longboat Key recreation seems to have no limits. When you visit for the first time, there’s likely plenty to do in this community, but also note that there’s much more within a 20 to 30-minute drive, including on Lido Key and Siesta Key nearby. There are a few fun experiences to have right here in this portion of Sarasota County, though.

Mote Marine Laboratory and Aquarium

As you get to know this area, you’re sure to find that marine life is everywhere. At Mote Marine Laboratory and Aquarium, that has become very much a reality. A fantastic place for the whole family, this aquarium offers outstanding displays with everything from sharks to sea turtles. The educational aspect and eco-friendly support are excellent, too.

Marie Selby Botanical Gardens

This botanical garden is outstanding, and thanks to the local weather, it’s easy to learn a few things to apply to your own property’s landscaping if you like to garden.

The John and Mable Ringling Museum of Art

One of the best ways to learn about the area’s history is to get to know John Ringling and the work he did to establish the Sarasota area. To do that, I highly recommend a tour through the John and Mable Ringling Museum of Art. It’s set in their historic home, which has stunning architecture and lavish gardens.

The Best of the Fabulous Longboat Key Beaches in the Neighborhood Presented by Bruce Myer Realtor

The Best of the Fabulous Longboat Key Beaches

With numerous Longboat Key parks, it’s easy to find things to do outside here. Yet, even in the winter months, it’s the beaches that bring people in. You may wish to be near the beach or with direct beach access. You may simply want to buy a home that lets you get your toes in the sand on the weekend. Let me help you get started by offering my insight into the best Longboat Key beaches to explore.

Longboat Key Beach

There are 11 access points on this large, prominent beach. It’s located right on Gulf of Mexico Drive, providing excellent Gulf views, a fabulous walking path, and several restaurants nearby. This beach has fewer crowds overall than others nearby.

Longboat Key Little Beach

Longboat Key Little Beach is simply a smaller area that gets a bit more use by those who are kayaking. You can watch the boats go past or explore the green park-like setting with picnic tables.

Beer Can Island

Beer Can Island, which is also called Greer Island, is a fantastic location to visit. Many come for the selfies, and I have to admit, it is one of the most picturesque areas in the region (and that’s saying a lot for this area.) If you want to shell, this secluded peninsula beach is the perfect place for it. Keep in mind there are no buildings here and no lifeguards.

Bruce’s Top Pick for the Best Longboat Key Golf Courses

The Longboat Key golf courses are hard to beat, but there are a number of them located throughout the region. Here are my favorites to recommend.

Links on Longboat

The Links on Longboat is an excellent choice for those who like a bit more challenge. This golf course is an outstanding 6748 yards of golf play with a clubhouse and ample other amenities.

Harbourside Golf Course

Harbourside Golf Course is a fun location. I love that there are three full courses here, which means you can always experience a new challenge. The palm trees, open fairways, and putting green are great, too.

Weather and Climate in Longboat Key, Sarasota, FL

One of the reasons Longboat Key recreation is so fantastic is because the weather here is exceptional throughout the year. Though tropical and quite hot at various times of the year, this is an area that offers exceptional amenities without limitation.

The summers here are quite humid and long, and winters are a bit cooler, more cloudy, and windy. You’ll find temperatures during the summer to be around 80 to 90 degrees on average and winters around 50 degrees, with temperatures rarely dropping below 42 degrees.

Making the Longboat Key Move: The Appeal of Longboat Key, Sarasota

As a Longboat Key Realtor, I’ll tell you there are some fantastic reasons to call this community home. The entire region has so much to offer, but Longboat Key is a bit more special. It’s truly life on the beachfront here, where you can walk on the sand on a cool fall afternoon, explore the beautiful parks throughout the year, and enjoy the culture and entertainment offered by the Sarasota area.

There are plenty of outdoor activities to explore for those who enjoy adventure, but there’s also a lot more to explore, including museums, fantastic schools, and exceptional performance venues nearby. You will also find that the real estate market, while competitive, is still quite valuable, making it likely you’ll see your home build equity in the long term. Whether it’s the shopping and dining or the value this community offers for the superior quality of life, there’s quite a bit to love about living here.

Keep in mind that the entire Sarasota County area can offer a lot of vibrant opportunities. When I work with clients, I often encourage them to explore all that the bayfront area has to offer, including all of the beach access points in the community, whether they want to live in one of the gated communities for added privacy, or if need to be near the Ringling Causeway to easily commute into and out of the area. For some, new construction homes are the most desirable, though there are limits in many areas. You really have a lot of options here. If you want a private beach, tennis courts, and superior exclusivity, I recommend Bird Key. On the other hand, the single-family homes on nearby Anna Maria Island are also fantastic. Where do you want to call home?

As I explore the Longboat Key neighborhoods and amenities with you, know that I’m here to guide and support you. Let’s see what we can find that fits your family’s needs and goals.

Longboat Key Real Estate Market Overview: Trends And Insights

The real estate market in Longboat Key, Sarasota, has seen notable changes over the past year, with shifts in average selling prices, days on the market, price fluctuation, and cost per square foot. Here’s a detailed summary of the insights and trends:

– Average Selling Prices: In January 2024, the median sale price of a home in Longboat Key was $1,163,875, down 16.8% from the previous year[1]. This decrease suggests a cooling market, with properties selling for less than they did in the past. However, it’s worth noting that the price changes varied by the number of bedrooms. For instance, the price of 1-bedroom homes decreased by 11.3%, 2-bedroom homes decreased by 8%, and 3-bedroom homes decreased by 3.7%. In contrast, 4-bedroom homes saw a significant increase of 64.6%, and 5+ bedroom homes increased by 17.8%[1].

– Cost Per Square Foot: The median price per square foot in Longboat Key was $736 in January 2024[1]. This represents a significant cost for buyers and is a crucial factor to consider when comparing properties of different sizes.

– Days on the Market: Homes in Longboat Key sold after an average of 68 days on the market in February 2024, a significant increase from 40 days the previous year[2]. This longer selling period suggests a slower pace in the real estate transaction process, potentially indicating a shift towards a buyer’s market.

– Price Fluctuation: The average home value in Longboat Key was $1,105,403, down 5.9% over the past year[3]. This decrease in home values indicates a downward trend in prices, which could be advantageous for potential buyers looking to invest in the area.

Comparing these trends to the previous year provides valuable insights into the dynamics of the Longboat Key real estate market. While some property types have seen price decreases, others, particularly larger homes, have seen substantial price increases. The market has also slowed down somewhat, with homes taking longer to sell than in the previous year. These trends can help potential buyers and sellers make informed decisions about entering the Longboat Key real estate market.
